Economic Scenario: Impacts of the increase in tariffs on IFIX! 📰
All these tariff increases generate great uncertainty throughout the market, causing investors to withdraw liquidity from riskier assets and take them to safer assets such as government bonds, to avoid the scenario of uncertainty. In this context, IFIX, which was trading above 3,300 points, had a strong decline to below 3,280 points. However, when observing a longer period of time, the impact ended up not being so great, since even this year in February the index was in the range of 3000 points.
This drop in the IFIX, although not so strongly related to foreign trade, ends up following the global variable income markets and of course the Brazilian stock exchange itself. Another reason why this impact was not so strong is because the tariffs imposed on Brazil were among the mildest when compared to other countries.
KNRI11 Real Estate Fund - Largest Allocation in SP 🏠
A highlight of the month of March for the KNRI11 Real Estate Fund was the allocation of 100% of the Biosquare property, which is still in the completion phase, with completion scheduled for the first quarter of 2026. This allocation was a reference because it is the largest area rented in the city of São Paulo for the last 14 years, totaling 39,229 meters of the Corporate Tower of the Biosquare Building.
This is a triple-A corporate office, which means it is sustainable (ESG practices) and aligned with contemporary themes, focusing on user well-being with suspended squares. Regarding the location, the building is located in the Pinheiros region, one of the main areas of São Paulo, which is also close to the famous “Faria Lima”, and has become a great option for corporate buildings, as it has more competitive prices, good areas and excellent transportation infrastructure, which in the case of this building has a subway at the door.
BTG Pactual adds BTHF11 to its recommended portfolio! 🏠
In BTG Pactual's recommended portfolio, it is interesting to note that FII KNRI11 was removed and BTHF11 was included, which is a multi-strategy real estate fund that merged with BCFF11 and is now managing assets worth more than R$2 billion reais.
The allocation of all this equity involves the application of the real estate fund's strategy of allocating capital in 56.8% in FIIs, 22.6% in CRIs, 17% in real assets, i.e., real estate, and 2.8% in cash. The average rate of its CRI portfolio is IPCA + 9.67%, CDI + 3.12% and IGPM + 15%, but it is worth remembering that the fund's, administration and management expenses are discounted from this profitability.

Toda essa subida de tarifas gera uma grande incerteza em todo mercado, fazendo com que os investidores retirem liquidez de ativos mais arriscados e os levem para ativos mais seguros como títulos públicos, para evitar o cenário de incerteza. Nesse contexto, o IFIX que estava sendo negociado acima dos 3300 pontos, teve um forte recuo para abaixo de 3280 pontos. Entretanto, ao observar um espaço de tempo maior, o impacto acabou não sendo tão grande, já que ainda esse ano em fevereiro o índice se encontrava na faixa dos 3000 pontos.
Essa queda do IFIX por mais que não tenha uma relação tão forte com o comércio exterior, acaba seguindo os mercados de renda variável globais e claro a própria bolsa brasileira. Um outro motivo para que esse impacto não tenha sido tão forte, é porque as tarifas impostas ao Brasil foram uma das mais brandas quando comparadas à outros países.

Um destaque do mês de março do Fundo Imobiliário KNRI11 foi em relação à alocação de 100% do imóvel Biosquare, que ainda está em fase de conclusão, com previsão de término apenas no primeiro trimestre de 2026. Essa alocação foi referência porque é a maior área alugada na cidade de São Paulo nos últimos 14 anos, sendo um total de 39.229 metros da Torre Corporativa do Edifício Biosquare.
Essa é uma laja corporativa triplo A, ou seja, é sustentável (práticas ESG) e alinhada com temas contemporâneos, tendo como foco o bem-estar do usuário com praças suspensas. Em relação à localização, o prédio está localizado na região de Pinheiros, uma das principais áreas de São Paulo, que por sinal é próxima à famosa “Faria Lima”, e tem se tornado uma grande opção de edifícios corporativos, por ter preços mais competitivos, boas áreas e ter uma excelente infraestrutura de transporte, que no caso desse prédio tem um metrô na porta.

Na carteira recomenda do BTG Pactual é interessante notar que houve a saída do FII KNRI11 e a inclusão do BTHF11, que é um fundo imobiliário multi-estratégia uqe passou por uma fusão com o BCFF11 e agora está gerindo uma patrimônio de mais de R$2 bilhões de reais.
Dentro da alocação de todo esse patrimônio está a aplicação da estratégia do fundo imobiliário em alocar o capital em 56,8% em FIIs, 22,6% em CRIs, 17% em Ativo real, ou seja, imóveis e 2,8% em caixa.
